I NEED HELP

hello, i am doing a project about mandarin and im trying to figure out what makes adjectives from been adjectives,

SO far , i got the pattern that adjectives are followed by de.

such as:

hot

rè de

cold

lěng de

cute

kě'ài de

the house is big

Fángzi shì dà de

the ice cream is soft

Bīngqílín shì róuruǎn de

the bed is hard

Chuáng shì jiānyìng de

but some sentences, "de" is not there such as:

some hot water

Yīxiē rè shuǐ

many fast cars

Hěnduō kuàichē

OR when its modified by an adverb:

the water is very hot

Fúwù shōu fēicháng shuài

the car is very fast

Chē fēicháng kuài

the cat is very cute

Māo fēicháng kě'ài

is this correct? if so, why did it lost the marker "de"
